PHASE I

In Phase I Van Con will analyze the site and investigate the building and zoning code implications. During this phase a schematic design and conceptual estimate will be completed along with a preliminary development and construction schedule.

Pre-Design

  • Analyze Site
  • Evaluate topography
  • Discuss proposed building footprint or review existing building drawings
  • Analyze Building codes
  • Analyze Zoning codes
  • Investigate soil conditions

Programming

  • Present information from pre-design and how it relates to the project and discuss client needs
  • Collate results of the Pre-Design analysis with client needs
  • Receive feedback from client and provide estimated cost guidance
  • Prioritize and create Owner’s Program
  • Discuss value engineering concepts and life-cycle costs

Schematic Design

  • Develop Preliminary Site Plan
  • Develop Preliminary Floor Plan
  • Develop Preliminary Elevations
  • Create Building Rendering

Preliminary Schematic and Estimate

  • Perform estimate outlined by Construction Specifications Institute Master format divisions
  • Write Preliminary specifications by Construction Specifications Institute divisions
  • Provide preliminary development and building schedule
  • Set development meeting dates
  • Designate milestones
  • Estimate groundbreaking date
  • Estimate construction time

At the completion of the above process, Van Con meets with each client to present the schematic design, preliminary construction estimate, and preliminary and construction development schedule. Van Con also has the capability to provide a rendering or virtual walk-through of the building.

PHASE II

In Phase II, Van Con works closely with the client detailing the final building
design, mechanical design, electrical design, plumbing design, structural
design, and the site design. Van Con finalizes the finish schedule and establishes a final construction price and design to take to construction.

Construction Drawings

  • Complete Final Architectural Design Drawings
  • Complete Final Civil Drawings
  • Complete Structural Drawings
  • Furnish HVAC Permit Drawings
  • Furnish Plumbing Permit Drawings
  • Furnish Electrical Permit Drawings
  • Create Final Rendering if required

Final Building Specifications

  • Final contract price
  • Final contract specifications

Construction

  • Bi-weekly construction meeting with architect, project manager, and clent’s representative
  • Documented and enforced safety program
  • Bi-weekly budget reports
  • Bi-weekly schedule updates

Close-Out

  • Walk through the building with client after Certificate of Occupancy
  • Presentation of owner's manual
  • Provide one year warranty
  • Provide prompt warranty response through dedicated Service Department

At the completion of every project Van Con’s project manager presents the client with an Owner’s Manual containing warranty and contact information.
